Building a custom home or renovating an existing home can come with a lot of questions, right?

Check out below some of our most frequently asked questions along with our answers to help you make more informed decisions when choosing the right builder in Wollongong.​

Undertaking a new build, extension or renovation without a clear budget in mind is a little like taking a holiday without knowing where you’re going or how you’re going to get there. However, if you know how much money you have to work with and what your project visions are, we can work together to make sure you are building within your price range without compromising on the most important elements of your build.
Depending on the size and extent of your renovation work, it may be possible to remain in your home while renovation and/or extensions are being carried out around you. If you decide to stay in the home, we will absolutely do our best to ensure there is minimal disruption and you and your family are as comfortable as possible.

It is important to note that the construction timeframe may take a little longer and the budget could be impacted as we adjust the workload to ensure your home remains habitable at all times.

Living in your home while work is being carried out will save you the cost and headache of finding accommodation elsewhere, but if you work from home or have young children, it may be more feasible to move out while major work is being undertaken.
We like to be thorough with all our quotes to ensure you are receiving accurate pricing so you can make informed decisions. We don’t just provide ‘rough estimates’ but rather a full and extensive breakdown of all costs. This means sourcing pricing from subcontractors and suppliers which can take time.

Due to the extent of the quotes provided, we allow approximately 4 weeks to prepare fixed price quotes.
If you are the owner of your house plans and have full use rights, we can absolutely use your plans. If you are not sure if you have full legal rights to the plans, it’s best to check first as strict copyright laws are enforceable and using plans that are not legally yours can have serious consequences. Even if another builder drew the plans up for you, you may not own the rights to use them.

If in doubt, give us a call and we can help determine if you are able to use your plans or not.
It’s perfectly okay to not have plans or design ideas in place before calling us. In fact, we can help you with this process. During our initial consultation we will talk to you about your project and get an idea of what you want to achieve. From there we can work with both yourself and our in-house design team to draw up the perfect plans for your home.
Throughout the entire process, you will have access to builder Adam and will be able to communicate with him directly. While your home is under construction, you will also have direct access to your project manager to discuss any on-site requirements and details.

On top of this, you will be liaising with Louise in the office as well as key suppliers to ensure you are well informed of everything that is happening at all times.

Our on-line client portal helps keep track of all communication so you can rest easy knowing all communication between all parties is documented and accessed in one place.
Yes! You can keep track of your project, from start to finish, 24-hours a day, 7- days a week anywhere in the world with internet access via our online client portal. All preliminary documentation, plans, reports, colour and material selections, project schedule, budget and variations can all be accessed via the client portal.

The portal will also keep you updated with any requirements Builtworx needs from you to keep the project on track.
As licensed professional builders, we will provide you with the following warranties in accordance with NSW building legislation:

  • The work will be performed with due care and skill
  • The work will be in accordance with any plans and specifications set out in the contract
  • All materials supplied will be suitable for the purpose for which they are to be used
  • Materials will be new, unless otherwise specified and agreed upon prior to use
  • The work will be done in accordance to, and will comply with, the Home Building Act 1989 or any other applicable law
  • The work will be done with due diligence and within the time stated in the contract, or otherwise in a reasonable time
  • The work will result in a dwelling that is fit to live in
  • The work and any materials used in doing the work will be fit for the specified purpose or result that the owner has advised the contractor, while indicating that the owner relies on the contractor's skill and judgment.
Also under NSW building legislation, we also provide you with a six year structural guarantee on all work carried out under your contract.

On top of this, you will be provided with individual warranties on fixtures and finishes as provided with each individual product.
As a professional building company, Builtworx will cover your build for the length of the project. The insurances we will take out include:

  • Public Liability Insurance
  • Workcover
  • Home Warranty Insurance
  • Construction Works Insurance

If you are undertaking a renovation or extension, it would be best to contact your home and contents insurer to check the impact any construction work will have on your policies.

And of course, after your work is complete, you may want to increase your home insurance to cover any increased value to your home.
Generally speaking, no. Your fixed price contract locks the quoted prices in for the length of your build (or while the quote remains current).

There may be additional costs involved if there has been provisions provided in the contract, such as extra groundwork costs if you hit rock for example. Further costs may also be incurred if changes are made during construction. But don’t worry, extra costs are always communicated clearly to you prior to the extra work being carried out and all variations are agreed in writing. So, you can breathe easy knowing there will never be any hidden costs.
